    Roof age, foundation, drainage, work that was done without permits, a layout that will fight you at resale — these are worth catching on the first walkthrough rather than during escrow. How do I keep up with new Riverside homes for sale?

How much do I need for a down payment?
Less than most people assume. Conventional loans go down to 3% for qualified buyers, FHA to 3.5%, and VA loans to zero for eligible service members and veterans. California also runs down-payment assistance programs that buyers in both counties regularly qualify for. Down payment is rarely the real constraint — closing costs and cash reserves are, and those are worth budgeting for early.
What does it cost me to work with Alysha?
Since August 2024, a buyer's agent's compensation is agreed in writing before you start touring rather than assumed to come from the listing side. In practice a seller's contribution is now one more term negotiated inside your offer, and it often still happens. What matters is that the number is in front of you and agreed up front, so nothing about it is a surprise at closing.
What is Mello-Roos, and should it worry me?
It is a special assessment that funds infrastructure in newer developments, and it is common in newer tracts in Menifee, Winchester, Murrieta, and Temecula, and in parts of Fontana and Rancho Cucamonga. It shows up on your property tax bill on top of the base rate, so it belongs in your monthly budget from the beginning rather than as a surprise during disclosures. It is not a reason to rule out a neighborhood — it is a reason to compare total monthly cost instead of list price.
