The gap is the stretch between your sale's proceeds arriving and your purchase's money coming due. Each of these covers it differently. No rates here: those come from a local lender Alysha works with.
Contingent offer
Your offer to buy depends on your current home closing. It costs nothing, but sellers weigh it against offers with no strings, so it works best once your home is listed and showing well.
Bridge loan
A short-term loan against your equity that funds the next down payment before the sale closes, repaid from the proceeds. It fits deep equity and a sale certain to close: you carry the cost until then.
HELOC
A line of credit on your current home, drawn for the down payment and repaid at closing. Usually cheaper than a bridge loan, but open it before you list: lenders typically will not lend on a home already for sale.
Rent-back
You sell, then rent your home back for a few weeks while your purchase closes: no double move, and the equity is banked before you commit. It needs a buyer who can wait, so it goes into the listing terms.
Backup cash offer
A reserve offer from an investor Alysha works with, in case the retail sale falls through near your purchase date. Typically below what listing nets, so it is the safety net, not the plan: it lets you write the next offer knowing the sale will close.
Where the move-ups happen
Many of the sell-and-buy moves she works run from an older, closer-in neighborhood in Riverside or San Bernardino to newer housing in Corona, Eastvale, Temecula, Murrieta, Rancho Cucamonga, Chino Hills or Redlands: two counties, often two different markets, and one agent running the listing and the search on the same calendar.
If you are 55 or older, plan the tax side too. Under Prop 19 you may be able to carry your current home's assessed value to the replacement, anywhere in California, if you buy it within two years of the sale; any extra cost is added to the base. Both closings have to land inside that window, so plan both sides together. Not tax advice; the county assessor confirms whether you qualify.

Questions about selling and buying
Should I sell first or buy first?
Usually, sell first, or at least get the sale under contract before you commit to the purchase: the equity is in hand and the sale contingency comes out of your offer. Buying first works when you can carry two payments for a while, or have a bridge loan or HELOC lined up.
What if my offer needs a sale contingency?
Then it has to be strong everywhere else: price, a short contingency window, and proof that your home is listed, priced right and getting showings. Because Alysha writes both sides, the other seller can see the sale is real.
Can I avoid moving twice?
Often, yes. The usual tools are a concurrent close, where both escrows record within a day or two, and a rent-back, where you sell but stay on for a few weeks while the purchase closes. Both need your buyer to agree, so they are planned in advance, not asked for late.
What does a backup cash offer mean?
A cash offer from an investor Alysha works with, used only if your retail sale falls apart close to your purchase date, say when a buyer's loan fails late. Until then it costs you nothing, and if you never need it you owe nothing for it. She says in writing whom she represents before you sign anything.
