Mello-Roos and HOA dues
Buyers here compare the total monthly cost, not the list price, so the special tax and the dues, and what they pay for, go into the listing up front rather than surfacing in disclosures.
Solar: owned, financed or leased
Owned panels add to what the house offers. A lease or a PACE lien adds paperwork that has to clear before closing. Knowing which you have on day one keeps it out of the negotiation.
The new build down the road
Builders in French Valley, Winchester and Menifee are selling new homes against yours. Pricing starts from what they offer and what they cannot: a finished yard, an established street and a quick move-in.
Buyers coming up the I-15
Many buyers relocate from San Diego and Orange County for more house. They shop online first, so the photographs and floor plan decide which homes they drive up to see.
Temecula, Murrieta and the communities around them
The comparables for a home in Redhawk, Paloma del Sol, Wolf Creek, Harveston or Vail Ranch are not the comparables for one in Bear Creek, Greer Ranch, Copper Canyon or Los Alamos Hills, and a larger parcel out toward wine country or De Luz is a different sale again. Alysha prices from your own community first and widens only as far as the sales require.
If you are moving up or moving on, the sale is half the plan: she lines up the purchase on the same calendar, so your Temecula or Murrieta equity arrives when the next home needs it.

Questions about selling a home in Temecula or Murrieta
What is my Temecula home worth?
It depends on what a countywide estimate cannot see: your community, its HOA and special tax, the solar, the lot and the upgrades inside. Alysha works the number from homes that closed near yours and sends the comparables with it.
Do I have to disclose Mello-Roos and HOA dues when I sell?
Yes. Many Temecula and Murrieta tracts sit in a community facilities district, and California has the seller give the buyer notice of that special tax (Civil Code §1102.6b). In an HOA, the association's documents, budget and dues go to the buyer too (Civil Code §4525). Order them the week you list so they never hold up escrow. Not legal advice; the title and escrow officers confirm what applies to your home.
What happens to my solar panels when I sell?
Owned outright, they convey with the house. Financed by a loan or a PACE assessment, the balance usually has to be paid off at closing, so it goes into your net sheet. Leased, the buyer takes over the contract with the solar company's approval, which takes weeks, so that starts at listing, not at the offer.
Do the new builds nearby hurt my price?
They set the comparison, and builders often add incentives. A resale wins on what a new build lacks: finished landscaping, window coverings and a move-in date weeks away rather than months.
Can I sell here and buy my next home at the same time?
Yes, and it is the move she plans most. One agent writes both contracts, so the dates line up, and a rent-back or a concurrent close keeps you from moving twice.
